About Dr. Landlord

Property management, diagnosed: not managed by spreadsheet and sticky note.

Our story

Dr. Landlord first shipped in 2003: real software for a real property management practice, installed from a CD and a genuine success for its time, the way software worked back then. It did its job for years, then sat dormant while the industry moved to the cloud around it.

In 2026 it came back, rebuilt from the ground up as a real web application, not a modernization in name only. The name stayed the same on purpose: the practice hasn’t changed, only how you run it.

Why “diagnosed”

Most property management software is reactive: something breaks, a tenant complains, a lease lapses, and only then does anyone find out. Dr. Landlord runs on a different idea: a regular check-up for your whole portfolio, so problems get caught and triaged before they become emergencies. That’s where the medical framing throughout the product comes from: a Vitals Dashboard instead of a homepage, Diagnostics instead of alerts, properties that are Healthy or Under Treatment instead of just “occupied” or “vacant.”

What you get

Properties, tenants, rent collection, maintenance tracking, vendor management, and reporting, plus a tenant-facing portal so renters can pay rent and submit maintenance requests themselves. AI-assisted ticket triage and document review run on every plan, from the smallest portfolio to the largest. See the full breakdown on the pricing section, or create an account to try it directly.
