Sign-off

We walked through the unit together and the notes above describe its condition on the date shown.

Landlord signature and date
Tenant signature and date

Why do it at both ends

A written record of the unit’s condition on day one, compared with the same record on the last day, makes it much easier to tell normal wear from damage. Take dated photos of each room to go with it, and keep a copy for you and one for the tenant.

Know your local rules

Some places require a move-in inspection form, set deadlines for returning a deposit, or limit what can be deducted. Those rules differ by state and city, so check them and your lease before you rely on a checklist like this one.

Keep the paperwork with the tenant

In Dr. Landlord, the tenant’s page holds their lease and documents, so a signed checklist and photos sit next to everything else about the tenancy. Start free, or read the move-out message template.
