Portfolio checkup

Twelve questions, two minutes. Get a health score for your rentals and a short list of what to fix first.

Leases and tenants

Every tenant has a signed lease you could find in under a minute.

You know when every lease ends and plan renewals at least 60 days ahead.

Renter's insurance is current and on file for each tenant, or you have deliberately decided not to require it.

Money

You can see at a glance who has paid this month and who has not.

Your late-fee rule is written in the lease and applied the same way every time.

You log expenses when they happen, not at tax time.

Maintenance

Repair requests all arrive in one place, not across texts, voicemails and sticky notes.

You sort requests by urgency and know what you would do about an after-hours emergency.

You have at least one trusted contact for each trade you rely on, such as plumbing, electrical and heating.

Records and risk

You keep a repair history for each unit, including what it cost.

Each security deposit is tracked by tenant with the amount, the date and where it is held.

Your property insurance is current and you know when each policy renews.

How the score works

Each answer scores two points for yes, one for partly and none for no. The total becomes a percent, shown overall and for each of four areas: leases and tenants, money, maintenance, and records and risk. The fix-first list puts your weakest answers on top.

What it does not do

The checkup is a quick screen of habits, not an audit. It cannot see your leases or your local rules, and it does not store your answers. A high score means your basics are covered, not that nothing can go wrong.
