Commercial property management, without the enterprise price

Most small commercial landlords run on a spreadsheet and a folder of leases. Dr. Landlord keeps your business tenants, their leases, their insurance and their rent in one place, next to your residential doors if you have them.

What it does for commercial

Everything below is live today, on every account.

Tenants that are businesses
Add a commercial tenant by business name, with leased square footage, monthly CAM charges and lease term in months, right on the tenant record.
A real commercial lease
A commercial lease template pulls in the premises, term, rent, CAM and deposit, adds a permitted use, and sends it for e-signing. Included on every account, with no per-lease fee.
Certificates of insurance
Track each tenant’s insurance provider, policy number and expiry. Diagnostics flags a policy that is about to lapse before it becomes your problem.
Rent increases and renewals
Schedule a yearly rent increase and a renewal notice window for each tenant. Alerts and the calendar remind you ahead of each date, and one click applies the increase.
Tax time that knows the difference
The depreciation tracker supports the 39-year life used for commercial buildings as well as 27.5 years for homes, and the year-end pack is ready for your accountant.
Rent and repairs, per suite
Collect rent online, record the checks, cash and Zelle you receive yourself, and track maintenance on each suite with your own vendors. Each rentable suite counts as one door.

Who it fits

Small strip centers and retail
A handful of storefronts, each with its own lease, its own CAM charge and its own insurance certificate to keep current.
Office suites
Professional tenants on multi-year terms, where the lease end date and the insurance expiry matter most.
Mixed-use buildings
Apartments above, a shop below. Residential and commercial live in one account, each marked clearly, with one rent ledger, one maintenance board and one set of reports.

What it does not do yet

Dr. Landlord does not calculate year-end CAM reconciliation or tenant shares of taxes and insurance for you. You enter the monthly CAM charge and the lease spells out the rest.

Rent increases are a yearly percentage you schedule for each tenant. Fixed step-ups, CPI-linked increases and percentage rent are not built in, and the increase notice is yours to send.

The commercial lease is a starting template with blanks marked for you to fill in. It is not legal advice, so have an attorney review any lease you rely on.

What it costs

One price for every property type. Your first 2 doors are free, then it is $1.50 a door a month with no minimum and no cap. A door is one rentable unit, so a storefront or an office suite counts as one. Every feature is included. See the full pricing.
